If you are looking for a Home in The Denver Area you will notice that Real Estate Values are going up and going up fast!  Colorado Realtors state that the average home went up in value close to 16.2% in the first quarter.

NOW interest rates are going up and the rates are now over 4% making it the time to sell. I expect many home buyers will flood the market buying home in fear that the home price and house values will both increase making it harder to get the home you want for the price that works. 

Experts have projected that U.S. home prices will appreciate by 5.4% in 2013. If we assume that prices will rise about the same 5% over the next twelve months, here is the difference a buyer will pay if they wait a year.

All over the country, a critical statistic has changed for housing markets. The average amount of time that a house spends on the market before achieving a sale is now less than 100 days. The public naturally reads real estate improvement into statistics like this. Nowhere is this change more evident than in the Denver area. However, the change is not necessarily a good thing for buyers.

In fact, the median value of a sold home in 2008 was just $221,000 but the average price today is more than $250,000. We are proud to announce the sign-up for the 6th annual "HUGE" garage sale held in the Hearth neighborhood in Highlands Ranch, Colorado. Some proceedings will be donated to the Denver Area Humane Society, also known as the "Dumb Friends League", which is the largest community-based shelter for homeless pets in the Rocky Mountain area. The event will be held Friday, May 17 and Saturday, May 18, 2013. We are hoping to see the participation of hundreds of homes in the Hearth neighborhood for this year's garage sale.
