Selling your home quickly means you get to spend less time thinking about it and less time stressing about it. But it also means that you’ll likely get more money for it. The first two weeks are the prime time for sellers to grab buyers’ attention, so here’s how to take full advantage of that brief window and get your home sold quickly.
Refresh Your Landscaping
GIve your lawn a little manicuring before you pound in the sale sign. In addition to mowing the lawn and pruning back unruly bushes, try planting a couple of new trees or shrubs to frame the front door or walkway. Do away with excess grass slowly spreading beyond its bounds by edging your sidewalks and driveway. An investment of as little as $400 in improving your yard can pay itself back fourfold on the sale price.
Boost Curb Appeal
Buyers judge the outside of your home to decide if they want to go inside to see more. So if you don’t clean up the exterior of your house, they might never have the chance to be won over by the recently remodeled kitchen or stone fireplace. Although landscaping is crucial to the first impression as well, the four outside walls of your home and your garage also need attention.
Check for chipped paint, dirty siding, or torn screens, and repair or replace them before a showing. Placing potted plants near the entryway can instantly make the house feel like a home and will help potential buyers picture themselves moving in.
Have An Open House
Home showings are extremely useful, but they’re also fairly personal and require an appointment. A well-advertised open house lets people stop in without a feeling of commitment, and the more people you can welcome through your front door, the more likely it is that one of them will want to buy it. A word of advice: Ask someone else to act as host at the open house. Potential buyers are often put off by the current owners’ presence and feel limited in what they can and can’t ask.
Invest in Great Photos
Photos can make all the difference in getting your listing attention from buyers. A recent report from Redfin found that houses listed with DSLR photos sold significantly faster than those listed with cellphone or point-and-shoot camera pictures. Plus, these houses sold for $3,000 to $11,200 more than similarly priced homes with less professional pictures. So unless you have a DSLR and a talent for framing and staging, hire someone to take professional photos. Consider it an investment in securing top-dollar for your home
