Should I Rent If I Can't Sell | The KCM Crew

I often talk about how buying a home is less expensive than renting one in most parts of the Colorado. Rents are skyrocketing and homes are still at great prices. These two situations are also causing some sellers to consider renting their home instead of selling it. After all, a homeowner can get great rental income now and perhaps wait until house values increase even further before selling.

This logic makes sense in some cases. There is a strong belief that residential real estate is a great investment right now. However, if you have no desire to actually become an educated investor in this sector, you may be headed for more trouble than you were looking for.

Before renting your home, you should answer the following questions to make sure

The housing market is recovering nicely. Prices have increased nationally by double digits over the last twelve months. Competition from the shadow inventory of lower priced distressed properties (foreclosures and short sales) is diminishing rapidly. Now may be the perfect time to sell your home and move to the dream house or beautiful location your family has always talked about.

The one suggestion we would definitely offer: DON’T OVERPRICE IT!!

Even though prices have increased by more than 10% over the last year, the acceleration of appreciation has slowed dramatically over the last few months. As an example, in their April Home Price Index Report, CoreLogic revealed that home prices actually depreciated by .08% this month as compared to last

The Importance of the Latino Community to Today's Real Estate Market

 Latino-Community

Some say the Hispanic community was hit hardest by the housing crash. Now that the market is recovering, many of these families have the opportunity to either buy a home again, or those that lost home value during those years, are seeing equity return allowing them to sell and move to the home of their dreams.

These buyers are ready, but according to a recent survey done by NAHREP (the National Association of Hispanic Real Estate Professionals) there are barriers that do not allow these buyers to enter the market right now. As real estate professionals is our duty to remove some of these barriers, if possible, and help as many families as we can become homeowners if they are

Bank as House.1

Managing Director of the Joint Center of Housing Studies at Harvard University, Eric Belsky released a paper on homeownership last year - The Dream Lives On: the Future of Homeownership in America. In his paper, Belsky reveals five financial reasons people should consider buying a home.

Take a look at the five reasons, each followed by an excerpt from the study:

1.) Housing is typically the one leveraged investment available.

“Few households are interested in borrowing money to buy stocks and bonds and few lenders are willing to lend them the money. As a result, homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. Even a hefty 20 percent down payment results in a leverage factor of

There are still many sellers who are thinking twice before putting their home up for sale, they keep wondering where prices and interest are headed. These are legitimate concerns. However, there are several reasons to sell your home sooner rather than later. Here are three of those reasons.

1.     Demand Is About To Go Through The Roof

Most people realize that the housing market is hottest from April through June. Most of the serious buyers know this, and will try to beat the summer rush of buyers by buying late spring. We also have those who put off their move due to the extreme winter weather up North. That being said, with rising temperatures we will see a dramatic increase of purchasers who will finally make the move.

These buyers are

Short Sales in Denver Area - Part 2

Sellers: Documents Required to request a Short Sale

If you are in the beginning stages in selling your home as a Short Sale, here is a reference check list of the documents that will be required by the lender. Sometimes this packet is called the Hardship Package. It is a good idea to collect all the documents ahead of time to avoid delays and to make sure everything is in place. Lenders do not accept packets that are not complete, and submitting random pages or individual documents only causes delays in processing your short sale.
We require the seller to have the documents gathered ahead of time, even before listing the home. This way the ball gets rolling immediately and without delays. If your listing
