There are many important things to bear in mind when purchasing an equestrian property that you wouldn’t necessarily have to consider when purchasing a regular home. The quality of the land your ranch sits on, for example, including the quality of the grass and how well the land drains during periods of rain will be a very important consideration. High quality grass provides great grazing for horses, whilst horses living on properties with poor quality grass will have to have their diet subsidized with additional hay and feed: a monthly expense that isn’t too significant but that is worth bearing in mind when working out your budget for each property that you look at. You may also wish to look at the land thoroughly to determine if any of the plants growing on it are toxic: whilst toxic plants are reasonably rare in Colorado, if your horse begins to graze on them then this can lead to significant neurological disorders and even the risk of death.
Choosing a property that is suitable for both you and your horse may well require compromise, as you are looking at two very different aspects of living. As well as needing good land, stabling and sturdy fences for your horses, you will also want to have a spacious and comfortable home for your family to live in. It is important that you think about how much of your time you are prepared to commit to maintaining your ranch, home, and horses: the bigger your ranch the more work it will require. If you don’t want to spend every weekend mending fences or repairing stable roofs then it could well be worth spending a little more on a property that has been recently renovated, so that the amount of maintenance work you are required to do is minimal.
