The New Urban Community of RidgeGate

The RidgeGate Lone Tree sub-area is a new 3,500-acre community to the southeast of this rapidly growing Denver suburb, straddling the I-25 highway. It is one of the most desirable new planned communities in Colorado. It is designed to be a mixed-use community with a range of new residential developments close to workplaces, shops, and recreational facilities. It stresses convenience for the commuter with good transportation links into Denver. An essential element in the plan is the access to over 1,000 acres of open country, comprised of community and neighborhood parks that offer a haven for wildlife and a valuable recreational resource for residents. A new network of hiking and cycling trails gives access to the bluffs and connects to the regional system of trails.

RidgeGate offers some of the most diverse Lone Tree homes for sale, including townhomes, single-family detached homes, and courtyard patio homes, with prices ranging between $300,000 and $1 million. All new developments follow state-of-the-art energy-efficient and environmentally friendly building principles. Builders at RidgeGate

The builders at RidgeGate, including companies such as Toll Brothers, Century Communities, Berkeley Homes, and Harvard Communities, have ensured that the new developments are no exception to this rule.

Toll Brothers were the builders of Bluffmont Greene and Bluffmont Estates, two of the first communities to be developed in RidgeGate. The building is completed here, but resales of these beautifully designed and superbly crafted homes are often available. Century Communities have newly built single-family homes in Montecito priced above $500,000. Resales of their homes, renowned for lasting value, quality, and integrity, can be found at Lincoln Park, Belvedere, Renaissance, Bluffmont Estates, and Commonwealth Heights. Development plan

Current residential projects include 3.45 acres at Lincoln Common South, which will accommodate 57 new townhomes in the area southeast of Sky Ridge Avenue and Commons Street, to be built by New Town Builders. The plan includes a central promenade and two public green spaces. The latest RidgeGate development plan consists of the provision of low-density housing and generous open spaces, which will favor current and future residents and preserve a good balance between housing, commercial development, and green spaces. Provision has also been made for primary housing east of Highway I-25 for workers earning between $121,000 and $141,000 annually.

Transportation

Transportation is also an important consideration. Negotiations between landowners and the Regional Transportation District (RTD) have ensured that the needs of residents will be met in all current and future developments regarding train station access and park-and-ride spaces. There is also provision for a circulatory bus system to serve the entire community. Sky Ridge has a mixed-use station for easy train and bus connections, with office space, shops and restaurants, and pedestrian access to the nearby medical center. Similar transport provisions are planned for the Lone Tree underground station and at the end of the line station at RidgeGate Parkway.

Recreation in Ridge Gate

Recreation is well served in RidgeGate by providing two sites of 10 acres each, situated to the east and west of I-25. Much of this is set aside as park areas, while four acres will be used to build a regional cultural facility, which is intended to be operated on a non-profit basis. A plan to maintain the integrity of the bluffs as a natural mesa area between the new development of RidgeGate and the urban growth in Lincoln Avenue is also included.

Twenty years after Lone Tree became an incorporated municipality, it is fashioning for itself a sleek new image as something other than a suburban commuter community. With such developments at RidgeGate, it is fast becoming a fine example of modern urban growth. What is known as an “edge city,” where development is stimulated around the freeway interchanges with clusters of new housing mixed with entertainment complexes, business, and retail parks. This type of development has turned these areas into lively new towns where once there may have been only countryside or suburban bedroom communities.
